Warrington’s Old Unilever Factory to Become Modular AI Data Centre

A landmark site in Warrington, once dedicated to soap-making, is getting a high-tech makeover: the former Unilever factory at Bank Quay is set to become a modular AI data centre.
Workers have begun demolition at a former Unilever soap factory in Warrington, near Bank Quay station. This facility played a central role in the town’s industrial story for over a century, producing iconic brands like Persil and Surf before closing in October 2020.
The site has now been acquired by Dante FS Group, which plans to develop up to 260,000 sq ft (about 24,000 sqm) of modular data centre space through its subsidiary, Platform Data Centres UK. Modular construction enables flexible, scalable deployment and is fast becoming a favoured model for AI and high-density computing facilities.
Dante FS Group says the project is designed to match the UK’s fast-growing demand for advanced computing. As director Neil Rustage explained, “Platform @Bank Quay is more than just a data centre. Our approach allows for bespoke infrastructure to support hyperscalers and research institutions as the UK accelerates its adoption of next-generation AI and high-performance computing technologies.”
Sustainability Goals
Dante’s managing director, Paul Iceton, emphasised the project’s sustainability ambitions. He said the data centre will employ “highly innovative and sustainable cooling technologies to diminish our energy consumption,” reflecting the growing demand for green, energy-efficient infrastructure.
The new data centre will be powered by multiple sources, which may include the HyNet – a program that connects businesses to locally-sourced hydrogen energy.
Dante FS aims to submit planning permission before the end of the year, although the targeted launch date has yet to be disclosed. The company has also included plans to benefit the local community, leveraging regional suppliers and talent, connecting with Warrington & Vale Royal College and UTC Warrington to set up apprenticeships with students in the area.
