Pure DC secures £1.1bn debt facility for fully leased Finland AI campus

Pure Data Centres Group has secured £1.1 billion (€1.3 billion) in committed senior debt for the first phase of its Seinäjoki AI campus in Finland, adding financial backing to one of Europe’s largest planned AI infrastructure developments.

The financing supports Phase 1 of the SJK01 campus, which will deliver 110MW of IT capacity and, according to Pure DC, is already fully leased. Planning permissions, power requirements and the first substation have also been secured.

The announcement follows last week’s launch of the wider Seinäjoki development, which could ultimately scale beyond 550MW of IT capacity and attract more than £6.4 billion (€7.5 billion) in investment, subject to future permissions and contracting.

The financing gives the project another important delivery marker at a time when Europe’s AI infrastructure pipeline is expanding rapidly. Large campus announcements are becoming more common, but projects with committed demand, secured power, planning approval, and long-term capital are likely to carry greater weight with customers, investors, and local authorities.

Capital Follows Committed Demand

The £1.1 billion (€1.3 billion) facility was arranged across five Mandated Lead Arrangers: SMBC, ABN AMRO, Citi, Société Générale and Natixis CIB.

Pure DC said the transaction was completed in six weeks and aligned with the full leasing of the first phase.

That timing is important. The debt facility has been secured alongside customer commitment for the entire 110MW first phase, giving SJK01 a stronger financial and commercial profile before the campus scales further.

Many European AI infrastructure projects are being announced with significant long-term capacity targets. Pure DC’s latest update links its Finland project to the funding required for delivery, rather than future capacity ambition alone.

Pure DC Builds Its Financing Platform

The Seinäjoki facility forms part of a wider financing push by Pure DC.

The company said it has secured more than £3.2 billion ($4.2 billion) in financing over the past 12 months. That includes the new £1.1 billion (€1.3 billion) facility for Seinäjoki, a £1.6 billion ($2.15 billion) financing package supporting its Dublin and Amsterdam campuses, and an expanded £411 million ($550 million) corporate-level financing facility.

The activity suggests Pure DC is building the financial platform required to support a larger international development pipeline across Europe and the Middle East.

That matters because AI campuses require substantial upfront investment before capacity comes online. Land acquisition, grid infrastructure, cooling systems, customer fit-out and phased construction all place pressure on capital planning well before full operational revenue is realised.

Lenders Back Delivery Fundamentals

For Pure DC, the latest financing is also a signal of lender confidence.

“This latest financing marks another important milestone for Pure DC as we accelerate delivery of one of Europe’s largest AI infrastructure campuses in Seinäjoki,” said Gary Wojtaszek, Executive Chairman and Interim CEO of Pure DC.

He added that the confidence shown by lenders reflected “the strength of our platform, the quality of our customer relationships and the scale of the opportunity ahead.”

Mike Schwartz, Chief Financial Officer at Pure DC, also linked the financing to the project’s delivery profile.

“Securing €1.3 billion of committed senior debt for Phase 1 of SJK01, alongside the expansion of our MLA group to five institutions, demonstrates both the quality of this asset and the depth of appetite for Pure DC’s growth strategy,” said Schwartz.

He added that completing the transaction alongside the full leasing of Phase 1 strengthened the company’s funding base and provided greater flexibility to accelerate its wider development pipeline.

From Campus Scale to Project Execution

Europe’s AI infrastructure pipeline is expanding quickly, with larger campuses being planned around high-density workloads, renewable power and phased delivery.

The Seinäjoki financing shows how the market is beginning to separate large capacity announcements from projects with clearer execution paths.

Pure DC’s first phase now combines a fully leased 110MW facility with planning permissions, secured power requirements, an initial substation and committed senior debt.

As AI infrastructure investment accelerates across Europe, execution is becoming as important as ambition.
