Pure DC and SEGRO expand with 48MW Paris hyperscale data centre

Pure Data Centres Group and SEGRO have announced a second 50:50 joint venture to develop a 48MW fully fitted hyperscale data centre in Paris, extending a partnership that reflects how large-scale digital infrastructure projects are being delivered.
The development, located within a key Paris Availability Zone, will be built on a site with 75MVA of secured power, with the partners targeting a long-term pre-let agreement with a global hyperscaler before construction begins.
The project represents approximately £800 million ($1 billion) in gross capital investment, including the value of SEGRO’s powered land.
The announcement also illustrates how major hyperscale developments increasingly bring together organisations with different areas of expertise, combining infrastructure assets, planning capability, and operational delivery within a single project.
A Partnership Built Around Delivery
The Paris development is the second collaboration between Pure DC and SEGRO, following their first joint venture at Premier Park in West London.
Under the agreement, SEGRO contributes the development site together with 75MVA of secured power capacity, planning expertise and development capability. Pure DC will lead the hyperscale design, construction and operational delivery of the completed facility.
The structure reflects how responsibilities are being shared across complex infrastructure projects.
Rather than requiring a single organisation to secure land, power, planning approvals, customer relationships, and operational expertise, the partnership combines complementary capabilities within a single delivery model.
Construction will begin once planning permission has been secured and a long-term hyperscale customer has been confirmed. Delivery will then take place in phases, with the first capacity expected around three years after construction begins.
Specialisation is Shaping Hyperscale Projects
The announcement also reflects the growing level of specialisation across the hyperscale market.
Developing large-scale data centres involves multiple disciplines, including land acquisition, power procurement, planning, engineering, construction and long-term operations. Few organisations specialise across every part of that process.
The Pure DC–SEGRO partnership brings together organisations with different areas of expertise, allowing each to focus on the parts of the project where it already has established capability.
As hyperscale developments continue to increase in scale, that approach may help simplify delivery while reducing execution risk.
Building on Established Capabilities
The Paris project also builds on experience developed through the partners’ earlier collaboration.
In 2025, Pure DC secured what it described as Europe’s largest standalone hyperscale lease of 2025, signing a single customer for its 78MW AMS01 campus in Amsterdam after securing planning permission, development land and 100MVA of power within one of Europe’s most constrained digital infrastructure markets.
For SEGRO, the project continues the company’s expansion into digital infrastructure.
Historically associated with logistics and industrial property, SEGRO has assembled a portfolio of development sites capable of supporting hyperscale facilities, with power availability and planning readiness forming part of its broader infrastructure offering.
The Paris development combines those capabilities within a single project.
Infrastructure Partnerships Are Becoming More Visible
Gary Wojtaszek, Executive Chairman and Interim CEO of Pure DC, highlighted the importance of delivering infrastructure in Europe’s largest metropolitan markets.
“Large-scale powered sites in Europe’s leading metropolitan markets have become one of the scarcest and most strategically valuable resources in digital infrastructure.”
Andrew Pilsworth, Managing Director of Data Centres and Strategic Partnerships at SEGRO, pointed to the long-term role of infrastructure already established within the company’s portfolio.
The comments illustrate how hyperscale developments increasingly depend on a combination of infrastructure assets and delivery expertise rather than any single component in isolation.
A Changing Model for Hyperscale Delivery
The Pure DC–SEGRO partnership reflects one approach to delivering hyperscale infrastructure as projects continue to increase in scale and complexity.
Land, power, planning and operational expertise remain essential components of every major development.
The announcement suggests another consideration is becoming more visible: how those capabilities are brought together. Rather than one organisation assembling every element of a project, partnerships are allowing developers to combine complementary expertise around a shared objective.
The Paris development is one example of that model in practice. As hyperscale infrastructure continues to expand across Europe, similar delivery structures may become a more familiar feature of the market.
