Global Technical Realty (GTR) has announced plans for a 256MW, AI-ready data centre campus in Southall, West London. This marks one of the UK’s most significant technology-led regeneration projects to date.
The £1 billion ($1.3 billion) data centre company, backed by KKR, confirmed the news following Ealing Borough Council’s approval of its planning application. The 32.2-acre site, formerly home to warehouses and workshops at the International Trading Estate, will be redeveloped into a modern digital and industrial ecosystem featuring four hyperscale data centres, three new industrial workspace campuses, and a central community pavilion.
The campus will comprise four data centres delivering a 256MW capacity, designed to handle AI and high-density compute workloads. The facilities will utilise energy-efficient, waterless cooling systems and be optimised for free cooling to minimise their environmental impact.
In addition, the GB Two campus will feature heat recovery systems that will provide heat and hot water to offices, ancillary spaces, and other buildings on site. It also includes the potential to export excess heat to local district heating networks.
The project is expected to create over 1,000 full-time jobs, comprising 775 technical positions and 300 administrative roles, as well as 460 full-time construction jobs during the building phase.
Franek Sodzawiczny, Founder and CEO of GTR, said the Southall development reflects both the sector’s momentum and the UK’s growing role in the global digital economy. “As AI adoption accelerates, data centres continue to drive employment opportunities and stand at the forefront of engineering innovation.”
“The regeneration of the International Trading Estate in Southall comes at an exciting time for the data centre sector overall ,and our news follows other recent, substantial UK investment announcements. Combined, these not only reinforce confidence in the market, but they also highlight the UK’s growing strength as a critical business hub.”
The company plans to integrate the 32-acre campus into the broader community, introducing green pedestrian and cycling routes, improved drainage infrastructure, and enhanced connectivity across the borough, including safer access points that link previously disconnected areas. Additionally, landscaping efforts will involve the planting of 153 new trees and a commitment to achieving a 79.4% biodiversity net gain, one of the highest in recent industrial regeneration schemes.
