BlackRock Inc. is prepared to invest £500 million ($678 million) into the UK data centre sector via a joint venture with Digital Gravity Partners (DGP). Together, BlackRock and DGP will launch a platform to acquire and modernise existing data centres.

The new venture, Gravity Edge, will target existing data centres with under-utilised capacity rather than new builds, focusing on sites in the 5-20MW range. An inaugural site in West London has already been acquired as a seed asset for the platform. Details on that facility are limited, but it is expected to be modernised, improving energy efficiency, enabling higher rack density, and unlocking additional capacity.

The initial £100 million($135 million) investment will be pulled from BlackRock’s Euore Property Fund VI, which finished raising £1.2 billion ($1.6 billion) in value in July.

“We are trying to find existing assets that are underutilised but have power,” said Thomas Mueller-Borja, BlackRock’s co-head of real estate. “We aren’t doing ground-up development for hyperscalers.”

The joint venture between BlackRock and DGP is in answer to the surging demand for reliable digital infrastructure due to generative AI workloads, cloud expansion, enterprise digital transformation, and wider adoption of high-performance computing.

Refurbished Facilities Offer Lower Risk

For many buyers or tenants in the enterprise and smaller-scale cloud space, refurbished or optimised legacy facilities with strong power and connectivity offer faster deployment and lower upfront risk compared with building in greenfield hyperscale.

In the South East of England, property consultants have warned that planned data centre developments could be jeopardised if sufficient, reliable power is not available. Complications like site selection, grid connectivity, and local zoning issues have already been overcome in the initial build, so Gravity Edge can begin optimising existing data centres much more quickly and easily.

Gravity Edge’s focus on refurbishment is welcome news to potential customers of the modernised data centres. These sites will have upgraded power, cooling and infrastructure, which will support higher rack densities and more demanding enterprise or AI use cases.

Additionally, with lot sizes in the 5-20MW range, Gravity Edge is targeting scale that offers a flexible, modular entry and exit strategy for smaller tenants, as opposed to monolithic hyperscale builds, which often require large tenant leases.

Part of a Broader US-UK Tech Investment Wave

The announcement is just one of a number of technology and infrastructure deals expected to be unveiled during US President Donald Trump’s state visit to the UK. BlackRock CEO Larry Fink will join a high-profile US business delegation that is expected to address the rising wave of investment in AI, cloud computing, and digital infrastructure.
